Make sure your agreed rents are fixed for a long period. Make sure your notice to quit is fixed and what you need. Ensure you can return the space in at least the same condition you got it in. Ensure this is made clear in your contract.

Update to this review. When I left they insisted I decorated everything despite the fact it was not decorated when I moved in. Basically they held the deposit even after I decorated. I provided and electric cert which was not acceptable and I have had hundreds of pounds taken from my deposit without explanation. I am still trying to find out what these deductions are from my £500 deposit over 4 months later. Be very careful with the landlords Biz Space they are not fair and will use their contract to try to wring every last penny from you deposit when you leave. You have been warned!!!
