Livv are an absolute disgrace, as a housing association they should be taken to court and prosecuted.
They are only interested in making as much money as they can.
They don't care about their tenants or their properties, they don't care about their leaseholders, and will go to lengths to be as unhelpful and non-proactive as possible.
This company seems to be run by kids/school leavers, it's near impossible to get a repair done properly, they use the cheapest contractors they can find, and don't follow up on their workmanship.
They will however send you the most threatening letters if any sort payment is late or has been missed, they will threaten to evict you, or to repossess.
Their service charges are extortionate, and you certainly don't get what you are forced to pay..
Avoid this company as much as you can, don't buy a lease from them, don't become a victim, put them on the bottom of your housing list.
LIVV will not look after you.

If I could give 0 stars I would, I have had an extremely negative experience with Livv Housing since moving into my property. It feels like Livv Housing only cares about money and not about the well-being of their tenants. We were incredibly excited to be moving into our new home with Keepmoat in March 2024. Our
initial viewing with Monique from LIVV HOMES revealed some defects in the property, which we promptly voiced. Although we were initially unhappy with the state of the property, Monique
went above and beyond to address some of our concerns, and we were grateful for her efforts.

However, the real nightmare began just a few days before our move-in date. Despite choosing our flooring options in February, we discovered that the vinyl flooring and carpet had still not
been laid the day before we were scheduled to move in. To make matters worse, a Keepmoat team member informed us of an issue with the kitchen that we were previously unaware of.
Monique had falsely assured Keepmoat that we were happy with the kitchen design, which was not true as we were never informed of any problems. These misleading statements were highly frustrating.

Initially, the communication from Monique was excellent, and we felt reassured by her attentiveness and professionalism. However, as the week leading up to our initial deposit
approached, there was a notable silence on her behalf. We found ourselves suddenly bombarded with calls about the deposit, which left us feeling overwhelmed and pressured. Given the unresolved issues we had encountered, such as the delayed flooring installation and the misinformation provided, we understandably hesitated to proceed with the deposit. This lack
of communication during a critical time only added to our concerns and made it challenging to trust the process moving forward.

From day one, we have faced numerous issues that remain unresolved. The patio floods every time it rains, making it a hazardous and unusable space. The kitchen units are rotting due to poorly fitted pipework, creating an unhygienic and unpleasant environment, broken utility boxes, toilets that move when sat on, the list goes on! Despite reporting these issues repeatedly, nothing has been done to fix them in a appropriate manner. We have to fight for our home to be put right!

When we finally moved in, the house stunk of extremely strong chemicals. Upon entering, my partner and I were dismayed to find the property in an unacceptable state: the house was dirty, with noticeable marks on the walls that required immediate attention, paint work was unfinished, the sink was lifting, the radiators were leaking. While we understand some imperfections are inevitable, the extent of neglect we encountered was disheartening and overshadowed the joy of moving into our first home. Despite bringing these issues to Moniques attention weeks, if not months, ago, many remained unaddressed. The house posed health and safety hazards.

Additionally, we were offered a compensation gift card for the inconvenience caused, but we have yet to receive it. This only adds to our frustration and highlights the lack of accountability from Livv Housing.

There are many more issues I could mention, but I'm limited by space. Suffice it to say, the neglect and lack of communication from Livv Housing are unacceptable. The ongoing problems have caused significant distress and disruption to our daily lives.

I would strongly advise anyone considering Livv Housing to think twice. The service and support have been appalling, and the living conditions are far below what anyone should have to endure. We deserve better.

Been waiting 6 weeks for there contractor to come take trees down rats have burrowed under it they finally came was told every thing would go including the stumps still here an they have left half of the big tree sordust was just blown in to corner so the job has only been half done really need it done so I can get someone to do it all up for me the garden is my haven due to ill health an I'm sure if it was there garden they would not exept the way it has been left

A young family with 2 disabled children on the high hill estate needed rehousing as their current property wasn't suitable anymore to meet their needs. The family bid for 3 suitable properties on property pool & got turned down. Only later to find out those 3 properties went to immigrants. Stop putting immigrants before our own people.

Thank you so much liv housing I had some plastering done today and yesterday . The two lads Derek and John done an amazing job and cleaned up after themselves . They were so pleasant and absalute lovley manners x wish them all the best and would highly recommend tjg Morris all day long x

My daughter reported an issue of mould. She had only been in her property for a couple of months. Within days the mould was removed repaired and even compensated for furniture that had been damaged. Never have I witnessed such excellent response from a housing association. Over 30 years I have been a tennant with another association who i wont name so I know quality care when I see it. Livv housing totally have 100% commitment to providing excellent service. Thanks so much xx
