I have been renting from Orbiteast for just over 12 years and have found the organisation to be fair and pretty good with repairs.
They offer a range of help for those who need it, such as, mental health which I use, finance and community tips.

ncompetence has cost us a dog rehoming

We have a roof that is crumbling and possibly leaking for almost 3 years, and nothing has been done about it.

But this is not the worst part.

Rehoming a dog is made deliberately difficult.

First we contacted the online chat. We were told to write a letter stating we would like a dog, with details and signatures, and it would be dealt within 48 hours.

3 days later we received a form to fill in.

To re-home a dog with dogs trust requires prior permission from a landlord for obvious reasons. Orbit refuse to accept this and will not accept a pet permission form without a definite breed defined on it, despite being told - directly in an email from the relevant department directly - that this was not necessary, and to just leave this part blank.

After asking a member of staff over the phone about this, she contradicted what dogs trust themselves told me and refused to accept it, and hung up on me.

Speaking to another member of staff, I was told (more politely) that they do indeed require the breed to be listed, but she still did not believe dogs trust's restriction, however she did say that if we marked it as urgent it would be dealt with quickly.

We have most likely now lost the opportunity to re-home the dog we had hoped to get as a result of these ridiculous policies.

If the form was provided immediately and it was made clear that the breed was a required part of the form, this would not have happened.

Orbit cant do anything about antisocial behaviour in St Annes Quarter. They will just give you a run around and waste your time. Treat you like an idiot and make the right noises. They re useless. There was an old woman there with three dogs with serious anti-social behaviour and Orbit can t do anything about it. Plus I heard the woman keep switching the heater in their porch, change the switched and she still keeps removing the fuses.
Bottomline is Orbit still can t do anything about any issue.

Won’t pay compensation for my water bill due to a fault in my property proven by LEEP WATER. trying to tell me I contractors couldn’t enter my property even though they could as they fixed my toilet? Makes no sense whatsoever. Also trying to use the fact I changed one appointment date due to it being my sons birthday. So shocking won’t reply to my emails now such a joke leaving a mother and 2 year old with barely enough money due to this water bill as stated it was fault in the property.

Absolutely love my house I couldn’t fault it. It’s my second orbit property I have purchased which goes to show my satisfaction. Everyone within orbit has always been so helpful.

I can't believe my experience with Orbit and I haven't even moved in yet!! I just sat on a cold floor in the middle of the winter with no heating for 4 hours waiting for someone to come and turn my gas on.....took the whole day off work with NO PAY for this to then be lied to by 3 different members of this horrid team.....to be told that they don't do 'set appointments' for turning gas on, you have to wait in the property for 24 hours!!! What a JOKE, meant to be moving in on Saturday with a child with Autism but have no heating. Please Norwich City Council take these off your property search!!! They are terrible!!! Won't be staying in the property long, getting out ASAP!!!! Contacting my housing officer from NCC to inform them, i DO NOT want this tenancy anymore.

Been waiting over a month for a replacement door fob for the security door.

Phoned them on multiple occasions. Today I was told that they have sacked the old security contractors,there's over 100 people waiting for door fobs at the moment with no ETA. Zero information given during the entire process until today.

Whoever is in charge of the contracts process (proberbly not Norwich) should be treating the fact that over 100 people don't have free access to the flats they are being charged for with some degree of urgency.

Locksmiths and security contractors are quite capable of dealing with this on an off contract basis!!! What are you playing at guys ?
