Wouldn't even give them one star. Housing officer lied to make us accept the property saying stairlift worked, it was broken. Couldn't test it as no key. Electrical problems from day one, no drainage as the garden was flooded every time the taps were used. Mice infestation because of holes in outside walls, they put traps which didn't work! Ceo doesn't understand what disability discrimination is, as I have been asked to provide an explanation! Never investigated any complaints raised, accepted the negligence on the condition of the property but two grand compensation is a joke. Dodgy floorboards, which their inspector insisted was ok as it could hold his weight! Didn't even look to see the floorboards lift up so not even nailed down. Completely ignored our medical needs which was supposed to be placed on the computer the day of acceptance, this wasn't done for months. Which caused significant harm. Still ongoing as they cannot now even give a full list of repairs reported by us and their inspectors. No way this property met the decent home standards that they are set by the ombudsman and RSH, so evidence has been sent to them both as I am at my wits end with Phoenix now. They are a complete joke and have no idea of disabilities and tenants rights. Oh and still no rubbish bin, 6 months later!!! Oh and told we are not allowed to use the loft, yet inspectors found equipment left from previous tenant and plumbing equipment left by their voids team! Holes in interior walls and kitchen cupboards, which they cannot count the actual amount to be repaired! Avoid Phoenix on all costs, especially if you have disabilities as the ceo doesn't understand when they discriminate you, yet one of their staff admitted discrimination on myself in writing!

I have received at £100 parking ticket for waiting a few minutes in the car briefly in one of their estates for my young daughter. This can be easily cancelled by the owner of the contract (phoenix), but they were not interested.

I am a Phoenix tenant who has been having sewer problems since the day I moved into this building. Every day I have to call the emergency department to come fix the problem. Every other day we have sewer problems in this building and every time they sends someone to fix the problem but they can't fix the whole problem. Not only me but all the tenants in this building are having this problem and for the past two weeks now we have not been able to use the kitchen sink, washing machine, shower or bathtub in my apartment. The smell of sewage has taken over the whole house and it is hard for us to bear. I am a single mother with two children who have back problems and can barely move. Today one of the Phoenix employees said that they can't do anything until Monday and I have to use the bathtub to wash dishes and clothes and empty the water in the toilet! They didn't care when I said i have a disability. It's really embarrassing!

Writing a review on behalf of my partner -

Phoenix housing are an absolute awful place to work for, having worked there for 2 months and leaving due to childcare restraints they have not paid me my last wage. They have said that I am liable for a £500 excess fee on a damaged van when someone went into the side of me while I was parked. They have also not calculated holiday that was accrued while working there to pay me.

Phoenix are trying to say that I owe them money when I do not.

When leaving the supervisor I worked under said ‘because you’re leaving they will charge you the £500 but if you stay they won’t’ trying to blackmail me into staying, they do not allow enough time to be able to complete jobs, go against health and safety on allowing and pressurising people into doing 2 man jobs alone, the office staff are treated as if they are royalty compared to the trade workers who are on the ground doing the jobs for their properties. Office staff are entitled to a range of benefits including higher holiday than trade staff. Interview process is full of false hopes, told a higher wage than what is stated in the contract and do not pay you any extra when they expect you to stay on jobs later than your working day.

HR department is rude and undermining, they have no aspect or care for anyone who works amongst the trade staff.

I went to get a replacement fob.
I wad told on the phone that it could take up to 5 working days to get one. When I went to their offices I was told it could be working that day or maybe the next day. 15 days later and it still wasn't working. It took 4 more trips to their offices to finally have it working. I tried to call them a couple of times but after waiting for more than 10 minutes each time, I gave up.
Their staff don't seem to know what information to give out or what they're talking about. Rubbish. I gave 3 stars because the last man actually told me that it would be working this time, and it did.

Pheonix have no interest in anti social behaviour despite having multiple complaints by multiple residents ( yes we do talk to each other) over multiple years. They say they have not received other complaints when we know full well they have. Perhaps they may remember when the complaints are taken to the media. There are so many other issues with their properties mould being one of them!!
