Disgrace of a company! Not professional at all. Sending different and dodgy workers every time. We have ongoing leak issue for 5 years now. What they should have on their system- should be on the operatives phones- but every time someone turns up, they need to take pictures AGAIN! Such a time wasters. Workers might be skilled but definitely not qualified to do the job properly, if they did, then they wouldn’t have to come back. Each time they turn up- every one of them says completely different things about the repair. Blaming previous operative for doing ‘shitty job’ . Looks like the CEO and other minions don’t give a toss about their properties as long as they get their money. But guess what? We don’t agree with your new rent and service charges, especially since we never signed anything in wet ink that we will be blindly paying higher rent from every April, therefore we’ll take legal action.

!Buildings insurance! We have a modest 3 bed Shared Ownership property on a Love Living Homes (Town & Country Housing) estate. Before we signed in October 2023, we were given indicative buildings insurance of £80.04pa which seemed very reasonable. We'd only been in 2.5 months when a notice of variation arrived raising this to £356.64pa and today, just a year later, another notice of variation raising this to a whopping £806.98pa. No option but to pay or forfeit the lease. A similar increase next year would take this to £1,613.96, £3,227.92 the year thereafter and £25,823.36 five years from now. £103,293.44 seven years from now! £206,586.88 eight years from now! At this rate, the property will be unaffordable and unsellable in no time at all. Competitive quotes secured privately would cost in the region of £100-£400, including the major insurance brands. But to no avail because the lease that you're about to sign precludes this. Needless to say, buildings insurance is the 'little bit' *on top* of your rent and regular service charges. Please be warned, this is no joke!

An absolutely joke of a company. We bought a shared ownership in 2018. Our mortgage has risen by 11% in that time which we can swallow. Our so called affordable, reduced rate rent on the other half? That’s risen by 48% in the same time. Nothing but money grabbers

Town and Country took over my mum’s supported living complex in Gravesend at the beginning of the year. She is 80, has dementia and is declining.

When they took over the financial component of housing benefit with the local council went horribly wrong. We are still trying to find out what has happened. It seems that Town and Country have wrong figures to the council which resulted in an overpayment which my mum is now paying back to the council through a decrease in housing benefit. The rent was paid directly to Town and Country. So they seem to have this money. Town and Country have also increased their service charge by 100% according to the emails I have received from them. The woman who has emailed me has been rude, patronising and without empathy.

We have realised that they have been taking money out of my mums bank account. We have received no documentation. They say that documents regarding power of attorney have not been received by them and that is our responsibility, despite all of this being in place prior to them taking over. They have also said that my mum attended meetings and has signed documents and is therefore responsible, despite never considering whether or not she has capacity.

The situation as it stands now is that the money is running out. My mum is on pension credit. When the money runs out she will won’t be able to feed herself for her evening meal, which is invariably a sandwich because she can no longer cook for herself. She will be evicted.

We are currently liaising with GBC, social services (whom Town and Country refused to speak to) and the MP in the hope that a plan can be implemented to stop a vulnerable lady being stripped of everything that she has and being left on the streets.

At a time that is already painful, losing a part of my mum periodically through the year, Town and Country are making what time she has left unbearable. They are nothing but corporate sharks using their tenants as cash cows. They have no empathy and no consideration to duty of care. They should not be allowed to operate. Disgusting company and employees.

Had an open complaint with them for over 4 months, last response was 33 working days ago, and after multiple chases I’ve not even had an acknowledgment.

Their level of service is absolutely appalling and they are a pathetic excuse for a housing association. The sheer lack of sympathy whilst maintaining token phrases such as ‘we understand your frustration’ makes things worse. As well as the fact that their extortionate rises in Service charges whilst maintaining this poor level of service is simply shambolic of their systemic failures in their company management.

Town and country are Horrendous, they take your money and let you live in filth, I have so many faults it would take too long to explain. Stay away from Town & Country and don’t ever use them.

Do Not buy from town and country so many issues, would give 0 rating if I could.

Bought a new house in Broadstairs over a yr down line still no dates to complete issues, no one from L&g signing off the paperwork to issue monies to complete jobs.

Absolute disgrace at this company how houses got signed off by building inspectors ill never know

They don't care about residents and how much stress and anxiety this causes, contractors not turning up people have lost wages waiting in when no one turns up.

Absolute Disgrace of a Housing Company!! 3 years we have had ongoing mould and Damp issues in our apartment due to water damage in the walls as there is no damp course...my 4 year old and 11 month old sons now have respiratory issues...they don't reply to emails can't get hold of any management never in the office or near his phone..even the threat of withholding rent or going to meridian news does not bother them one bit...they would rather see another child possibly get ill or worse die!! Before they do something about mould issues!! Absolutely no care...worst company ever don't waste your time we will be seeking legal advice!!
